[cze][eng] Diplomová práce se zabývá analýzou vlivu environmentálních a sociálních faktorů na tržní ceny rezidenčních nemovitostí v České republice se zaměřením na rodinné domy ve Středočeském kraji. Cílem práce je kvantifikovat význam ESG faktorů a porovnat jejich vliv s tradičními fyzickými charakteristikami nemovitostí. Metodologicky je využita vícenásobná lineární regresní analýza ve dvou modelech. Výsledky ukazují, že kvalita ovzduší a sociální charakteristiky lokality mají statisticky významný a robustní vliv na ceny nemovitostí. Naopak energetická náročnost budovy se po zahrnutí tradičních charakteristik, zejména technického stavu, neprojevuje jako samostatně významný faktor cenotvorby. Práce potvrzuje, že český realitní trh již reflektuje environmentální a sociální aspekty bydlení, avšak „zelená prémie“ spojená výhradně s energetickými štítky zatím není plně etablována.The thesis deals with the analysis of the influence of environmental and social factors on the market prices of residential real estate in the Czech Republic, focusing on family houses in the Central Bohemian Region. The aim of the work is to quantify the importance of ESG factors and compare their influence with traditional physical characteristics of real estate. Methodologically, multiple linear regression analysis in two models is used. The results show that air quality and social characteristics of the location have a statistically significant and robust influence on real estate prices. On the contrary, the energy performance of a building, after including traditional characteristics, especially technical condition, does not appear as a separately significant factor in pricing. The work confirms that the Czech real estate market already reflects the environmental and social aspects of housing, but the "green premium" associated exclusively with energy labels is not yet fully established.
