This bachelor thesis focuses on the brownfield problematic in the Zlín district respectively the Zlín region. In this work the brownfield concept is defined using research method and also the approaches of Western-European countries are mentioned and compared. Furthermore the situation of brownfields use in the Zlín region is analyzed and a concrete example of brownfield regeneration project is specified. From the previous information a SWOT analysis is created as a main goal of this work. Tato bakalářská práce se soustředí na problematiku brownfieldů v okrese Zlín, respektive ve Zlínském kraji. V této práci je pojem brownfield definován užití metody rešerše a jsou zde zmíněny a porovnány také přístupy jiných západoevropských zemí. Dále je zde analyzována situace využití brownfieldů ve Zlínském kraji, což je následně předvedeno na konkrétním příkladu, projektu regenerace brownfieldu. Z předchozích informací je závěrem provedena SWOT analýza, což je hlavním cílem této práce.
