Tato práce si klade za cíl určení cenových determinant nově dokončených rezidenčních nemovitostí v Šanghaji. Nejprve je popsána historie a současnost trhu nemovitostí v ČLR a v Šanghaji. Jsou charakterizovány strukturální problémy, trendy, a možný budoucí vývoj této oblasti ekonomiky. Determinanty jsou určeny na základě vícenásobné regresní analýzy s využitím metody nejmenších čtverců (OLS). Data jsou analyzována za pomoci statistického software STATA verze 14. Faktory, u kterých byl na základě empirické analýzy prokázán jejich vliv na cenu nemovitostí, jsou prezentovány formou rankingu. Největší vliv na cenu nemovitostí je prokázán u objemu peněžní zásoby. Následuje úroková míra, index burzy cenných papírů SSE, příjmy obyvatel a objem dokončených investic plynoucích do odvětví realit. Nejmenší vliv je prokázán u plochy dokončených rezidenčních nemovitostí v Šanghaji. This thesis studies the price determinants of newly developed residential buildings in Shanghai. It introduces the history and present of real estate market in PRC and Shanghai. It further describes the characteristics, trends, and structural problems the market is facing now, as well as possible future development. The empirical research is based on regression analysis using ordinary least squares method (OLS). The data analysis is performed using STATA statistical software in version 14. Statistically significant determinants are ranked according to their impact. The most impactful determinant is monetary supply. Followed by interest rate, SSE index, income and the amount of finished real estate investments. The least significant determinant is the floor space of newly constructed residential buildings in Shanghai.
