Vývoj cen nemovitostí v Českých Budějovicích v letech 2010 - 2018

The main topic of my bachelor thesis is to compile and reflect data about real estate's prices in years 2010-2018 in the town of České Budějovice. The literary research is focused mainly on the basic terms connected with real estates, laws and decrees concerned real estates, types of real estates and describes real estate valuation methodology. At the very beginning of the practical part the area of České Budějovice is characterized, the local real estate's market is analysed, and the methodology of data acquisition and the way of their presentation was chosen. The research contains a description of monitoring of real estate's prices increasement and decreasement in specific market segments and at the end of the thesis the main influencing factors of prices were determined.
Inventory Valuation Method in Custom Manufacturing

The aim of the bachelor thesis was to analyze inventory and inventory management in a selected accounting unit, which focuses on custom order production and subsequent evaluation and improvement of inventory management. The theoretical part includes characteristics of delivery of supplies, methods of accounting and valuation of inventories, as well as registration of inventory and supplies in stock. This part is based studies of specialized literature on the subject as the main source of information. The practical part introduces the selected entity, core activities of its business, and accounts that are used for inventory accounting. This part of the thesis is focused on accounting operations connected with the company stocks. Above all, inventory acquisition, inventory in stock, loss of inventory, and inventory taking are monitored. The main information source of this part comes from the general ledger and warehouse accounting of the company. The bachelor thesis found the methods and procedures used in the selected entity are suitable chosen for inventory management while only several minor imperfections have been detected.
Optimizing the use of the Building in Terms of its Merketability

The aim of the thesis is to define basic concepts according to the law, defining the basic types of prices and methods of valuation of real estates. This work further solves the influence of the purpose of the real estate on its price. The property is located in the center of Brno. The selected building wonder about 3 types of use of real estate and they are evaluated in terms of sale and lease and, in the end, the most profitable option is used.

This bachelor thesis is focused on problem of the property rate. It deals with the related topic of property wear, building-technical status of properties and reconstation of properties. The practical part analyzes the real estate market in Brno-city district at the year of 2017/2018 in detail and here is evaluated the price of the construction including the investments.
Valuation of the Firm by Using Income Capitalization Approach

The thesis focuses on setting the financial value of company Agados Ltd. Two valuation methods, to be specific the methods DCF and EVA entity, have been used to value the company. The theoretical part deals with the issues of valuation and related areas. Subsequently, the company and the application of theoretical knowledge on Agados Ltd. are described. This work also contains strategic and financial analysis, individual steps for application of the income valuation method such as the proposal of a financial plan and capital expenses. The outcome of this thesis is the final valuation, for the needs of commercial establismet Agados Ltd., which is based on the income valuation method.
Assessment of the Return on Investment in Insulating a Residential Building in a Selected Area

The diploma thesis deals with the impact of insulation of a residential building on the price of apartment buildings and the payback period of investments in thermal insulation. The theoretical part deals with the topic of energy intensity, methods of thermal insulation and valuation. In the second part of the thesis, the values of selected apartment buildings are determined by the direct comparison method and the time of return of investment in thermal insulation. In addition, the thesis deals with energy saving depending on thermal insulation. The aim of the thesis is to determine whether and how much will increase the price of an apartment house or housing units due to additional thermal insulation, what are the savings for heat and what is the period of return to investment.
Value Estimation of a Company

The master thesis deals with the determination of the value of the company Pekárna XYZ s.r.o. by using the income-based method. The thesis is divided into three main parts. The first part defines the theoretical background of the thesis. The second part firstly introduces the company, followed by strategic and financial analysis, including its evaluation. In the third part, the most appropriate valuation method is selected, and subsequently the value of the selected company is determined, as of January 1st, 2017.

This master thesis deals with the valuation of the firm NHKZ Steel s.r.o. by using income capitalization approach. In the first part, there are described theoretical foundations of the thesis and process used for valuation of the company. The practical part contains the strategic and financial analysis, compilation of value drivers, proposal of the financial plan and cost of capital. At the end of the thesis, there is the valuation of the firm to the date 1. 1. 2017 using the method of discounted cash flow method DCF entities and the economic value added method.

This diploma thesis starts with the definition of terms and formulations which are necessary for the understanding the discussed issues. The diploma thesis deals with real estate income method valuation, in particular the detected value and the market value according to the relevant public notice of valuation. In the practical part of the thesis my main aim has beeen to choose the real estate that can be valued by the real estate income method, to establish the detected value according to the public notice 445/2017 Sb. and to establish the market value, which will be set with several other real estate.

This thesis appraises the tax burden of real estate in the Czech Republic and is divided into two parts theoretical and analytical.The first part introduces the taxes in general development of taxes in the Czech Republic and basic terms and laws related to real estate in the Czech Republic.The second part compares the situation in the Czech Republic with foreign countries. It includes an analysis of individual real estate taxes and describes the ways of paying taxes in terms of length and difficulty of the process. Examples of situations in the Czech Republic where there is a need to pay taxes are also outlined in this analytical part.An assessment of a family house for tax purposes is executed on the basis of the author´s choice of real estate. The tax value of the chosen real estate in the Czech Republic is subsequently compared with taxes in Slovakia, Austria, Germany and Poland. The tax calculation of immovable assets and real estate taxes are implemented and described. All knowledge of the present day situation and a reflection concerning the future of real estate taxes in the Czech Republic are summarised at the end of this thesis.
