The valuation of the building before and after the reconstruction

The subject of the bachelor thesis is the valuation of the building work before and after the reconstruction. The thesis is divided into a part theoretical and practical. The theoretical part defines the basic concepts of valuation and valuation methods. The practical part deals with the valuation of the property before and after reconstruction by the comparative method according to the regulation n. 441/2013 for making the law about the valuation of property in the version of later regulations and market valuation by the comparative method. The itemized budget is the basis for determining costs and assessing the reconstruction of the property.
Assessment of Property Valuation Risks for Banking Institutions

The thesis deals with risks related to the valuation of real property for banking institutions. In the theoretical inputs are defined areas related to bank loans, especially mortgages, real estate valuation and value analysis. There is a considerable part focused on defining the risks associated with the of real property valuation for banking institutions. There is in the practical part already made a case study, which is focused on the risk assessment that can affect the value of the pledge of real property for providing a mortgage. To meet this aim, first step is to put value on selected property for the purpose of a mortgage. The next step is based on a questionnaire survey to specify risks that affect the value of the pledge and to prioritize it. At the conclusion of thesis are compared defined risks with risks obtained from the case study.
The real estate division - multifunctional building

This Master´s thesis is focused on assessing the possibility of a real division of the property in question of options in settlement of ownership, if there is no agreement between the venturers. In the theoretical part of the thesis was all the problems described and explained in general terms. In the practical part was the property described and assessed the possibility of a real division in all aspects. There were designed the construction works for the real division, performed valuations of undivided property and property after a real division, quantified the cost of construction works and drafted settlement of ownership by ownership interests.

The thesis is focused on determining the value of the company Steelmont - konstrukce s. r. o. The first part is dedicated to theoretical basis using available Czech and foreign literature that relate to this topic. The second part deals with the analysis of the current state of the company, which includes strategic and financial analysis. Another important part of the business valuation is financial plan. By using the suitable method is determined the enterprise value for a certain period, and finaly there are created proposals to increase this value.

This diploma thesis describes the methods of valuation by using cost valuation method for family houses. The thesis defines the basic concepts from this field, methods of valuation and helps to create individual calculations. The main goal of this work is the valuation of five family houses by two cost valuation methods, their comparison and evaluation of the degree of difference between the methods. In order to achieve this goal, it is necessary to ascertain the total cost differences of individual constructions and equipment with the help of an itemized budget and by following the valuation order of the Ministry of Finance, compare the results and call attention to possible shortcomings of a given method.
Analysis of Selected Methods of Valuation of Holiday Cottages and Garden Cottages in the Locality of Blansko and its Surroundings

The diploma thesis deals at the beginnig part with the description of appreciated lokality, explanation of basic terms in real estate appraisement and description of valuation methods, that will be used in the practical part. The practical part deals with the description and valuation of six holiday cottages. In the final part of the thesis deals with the evaluation of the results the used methods and selecting the most suitable method for valuing holiday and gardening cottages in the area.
Analysis of accessory costs of budget

The diploma thesis entitled "Analysis of ancillary costs of budget" deals with ancillary costs with a focus on the cost of site equipment. The aim of this work was to analyze the-se costs and subsequent evaluation of incidental costs and with a more detailed focus on the cost of site equipment. The first part of the work focuses on the analysis of the con-struction budget, a detailed description of secondary budget costs and construction site equipment. The second part deals with the analysis of ancillary costs of the construction budget. The emphasis here is on the cost of site equipment. For each type of cost, an ana-lysis was performed using percentage cost rates.
Effect of Enlargement of Consolidated Group on its Economy

This master‘s thesis deals with the issue of consolidation of financial statements. At first, the goals and methods of processing are set. The next part is devoted to the theoretical background, which is followed by the analytical part. It provides basic information about the selected consolidation group and evaluation of the economic situation before its expansion. This is followed by the valuation of a business interest due to its acquisition in another company and the preparation of new consolidated financial statements. The conclusion of the thesis focuses on the evaluation of the impact of the change in the scope of the consolidation group on the economic situation of the selected group.
Economic Evaluation of Projects in Road Infrastructure in the Czech Republic and Slovakia

This diploma thesis deals with the problems of economic evaluation in road infrastructure projects in the Czech Republic and Slovakia. In the analytical part the methodology in both countries is solved, diversity is analyzed and in the end the searched differences are assessed. On the basis of results, recommendations are presented. The practical part is concentrated on the proper differences that are further included in the methodology. The general evaluation of advantages and disadvantages of the economic assessment method and suggestion of possible adjustment of the method in the Czech Republic and in Slovakia had been the result of the work.
Real Estate Division of the garage area

The thesis is focused on assessing the possibilities of real division garage area as the first choice to balance the case of co-ownership in the absence of agreement between the venturers. The theoretical part of the work is collected all available evidence on the assessed property, including the implementation of local investigation and assessment of whether the real property division garage complex at all possible. Subsequently valuation is made by dividing the area before, quantifying the costs of real division and valuation of real estate for newly created division of property according to the above shares.
