Spanish Real Estate Market Analysis

At the beginning of 2000-ies the real estate market of residential property in Spain considered to be one the most popular and fast-growing real estate market in Europe, which attracted a great number of investment into the country and thus contributed greatly to the development of the national economy of Spain. However, because of the economic crisis in the country, residential real estate market collapsed significantly. At the present time, the Spanish real estate market of residential property market is recovering from the recession to the pre-crisis level as the prices for residential real estate property has started increasing due to the high demand for it. All this factors positively affect the national economy of Spain. In order to obtain the major aim of the thesis, it is crucial to conduct a retrospective overview of the residential real estate market of Spain before the crisis and provide a bene-ficial real estate market analysis of the current situation on the market of residential proper-ty.
Analysis of Development Projects´ Planning History: Case Study Prague - Anděl

In my bachelor thesis I describe history of planning and strategy of participants in the transformation of the central part of Smíchov Anděl from industrial district to the business and office centre of the city. I study all participants of the spatial development investors, state and local governments. In my review I define basic concepts. In analytical part I investigated property rights. Participants in the area were divided into groups and briefly described. I interviewed people involved in the development process. This thesis is beneficial primarily for the mentioned participants of the spatial development to whom the transformation of Anděl may be an example for other such projects.
Economic evaluation of investment strategy of selected real estate agency

This thesis deals with the economic evaluation of investments into five residential properties performed by the real estate agency. The introductory part of the thesis defines the basic concepts, describes the specifics, main actors and determinants of the real estate market. Illuminates the issue of investments in residential properties and their purpose in the investment portfolio. In the following part are evaluated executed investments by static and dynamic methods. Then are quantified the relations between the characteristics of the properties and their bid prices. These quantified relations further serve to answer the question whether to reconstruct purchased investment properties or not. On the basis of this evaluation are set out proposals and recommendations for future investments into residential properties performed by the real estate agency.
The purchase agreement for the transfer of real property

Bachelor thesis The purchase agreement for the transfer of real property is focused on the examination of the error rate for input of property right submitted as a subject to purchase agreement. The theoretical part of bachelor thesis explains major legal regulations, on which the issue of purchase agreement and deposit management is based on. The emphasis is put on changes in legislation, which are reflected in the Civil Code and Cadastral Law. The practical part of thesis deals with the investigation of defects in the purchase agreements and in the propositions for input property right, which led to pausing or even stopping the input management in Cadastral Office for Central Bohemian Region, Cadastral Department Benešov. Data for own analysis and all statistics used in the thesis were obtained for the period 2008 to 2015. The reason for investigation of deposit management during longer time period is subsequent eventuality for the comparison of antecedent and present legislation. In the end of the bachelor thesis, there are summarized results of own investigation and also the benefits of present legislation evaluated, which is reflected in number of accepted propositions for input in the real property as well as in error rate in purchase agreements and propositions.
Analysis of financial resources in case of purchase of real estate

The bachelor thesis deals about analysis of financial resources in case of purchase of real estate for a purpose of housing in Czech Republic. Analysis is performed on clients. The clients represent different income segments of society. The tables are assembled on the basis of information about clients that is entered into the software applications. Representation by tables clearly shows the results from the software applications. Banks with favourable offers of products are analysed in detail. After the deeper analysis the bank with the best conditions for client is recommended. The results of analysis depend on concrete conditions, charges and interest rates at the beginning of year 2016. The resulting interest rates in bachelor thesis are higher than in real life. Individual sales for clients on the grounds of competition at bank branches are an important aspect causing lower interest rates in real life.
The role of OGRPA with a focus on agricultural property

This thesis defines the position of the Office of Government Representation in Property Affairs within state organizations, organizational units and state-owned enterprises and the special role assigned to each entity that is not included in the duties of any other government department or organization. At the same time, the thesis deals with the specifics of the handling of agricultural state property. The work is divided into two parts. The theoretical part defines and analyzes the key concepts and existing regulations for the management of state assets within the scope of the Act no. 219/2000 Coll., on the property of the Czech Republic and the state's representation in legal relations. The practical part is about the process of evaluating the management of state property from acquisition to final implementation focusing on the specifics of agricultural property. The conclusion of this thesis presents perceptions, knowledge and general issues in the processed work and related to the topic. The thesis represents personal opinion resulting from my own experience and may differ from the general standards and practices.
The issue of using real estate owened by the state and by management od selected organisation

This Bachelor thesis describes the issue of using real estate owned by the state administration and by the State Land Office. The aim of this thesis is to determine the difference of the amount of the rent and tenure for using real estate owned by the state for agricultural purpose in specified district. This topic is current because of the individual agendas of the State Land Office. SLO, after its transformation, is not sufficiently stabilized in the sphere of key agendas and also in the personnel and organizational sphere. This situation is the reason why there is insufficient management of entrusted property with the result of mismanagement, inefficiency and ineffectiveness. An important aspect is also overloading, or unutilizing of individual employees of SLO. ¨ It is possible to familiarize with the history of ownership relations and their impact on user relationships, in the theoretical part. There are described all rights to land and to the property of the state. The second part deals with the establishment of the State Land Office and it´s agenda, in which the immovable is used. The primary issue is the amount of the rent and the tenure and assessing whether remuneration is based on the territorial scope of the former districts. The thesis also desribes ways to use the assets in terms of current legislation and organizational standards of SLO. The thesis also includes the organizational structure and responsibilities of SLO. It breaks down the figuers on the performance of the organizational units of SLO in individual agendas focusing on the use of real estate. In conclusion, the thesis summarizes the results of the analysis and the corresponding recommendations are designed to remedy the shortcomings arising from the current situation on the SLO.
Investment in property to be sold by public auction

This bachelor thesis deals with profitability of investments in property in execution assessment as well as with return on the investment by renting the property. It determines essential terminology, such as: types of executions and auctions, conditions on which it is possible to take part at an auction. Practical section presents particular examples of investments for which the analysis of profitability of the investment in property at enforced auction is provided. The analysis was carried out by comparing the prices with prices of property on sale on common property market. The final part focuses on price comparison and return time on the investment evaluation.
The analysis of credit options to purchase housing

The Bachelor's thesis deals with the analysis of financial resources to purchase property for housing in the Czech Republic. The analysis is applied to four model situations which each client representing various segments of society with different incomes, costs of living and different age. All model situations have the same investment intention. Key information about clients were entered into the bank software calculators for a rough calculation of the client's creditworthiness. Based on the outputs of the calculators, the bank offers of mortgage loans were processed for the clients (if the client appeared to be sufficiently creditworthy). The results of model situations depend on the methodology for calculating the creditworthiness of each bank and on specific requirements of banks. The resulting interest rate may vary depending on the loyalty programs of banks and other competitive tactics. From offers of mortgage loans was selected for each client offer with the lowest interest rate, lowest costs bound to the establishment of loan and a satisfactory length of the loan.
Trends of the Estate prices in the Czech Republic

The Diploma thesis named Trends of the Estate Prices in the Czech Republic is concerned with the analysis of the development of the real estate prices especially apartments and family houses. The main goal is to thoroughly analyse the evolution of property prices within 10 years (2004-2014). Other goals include the impact of selected macroeconomic indicators on real estate prices, the impact of the financial crisis and the view on the current situation in the real estate market. The most important terms and definitions related to actual real estate, ownership, Cadastre of Real Estate and real estate market are explained in the theoretical part. The practical part is divided into two sections. The first section includes a look at the development of the construction industry and housing construction , development of prices of residential property and the development of prices compared with GDP, inflation, unemployment, income population, demographic development and abroad. Development of housing prices is analysed by means of time series analysis and explained with expected development of the real estate prices. The main goal of second section is analysis of the questionnaire, which focuses on the actual inhabitant. The aim of the questionnaire is to obtain and comparison of indicators related to housing.
