The diploma thesis is aimed on course of the easements in perspective of a forencis engineer. First chapter specifies the legal regulation of the easements, its division, the causes of its constitution, modification and termination. General description of easements’ assessment methodology ensued, the definition of the particular types of prices and values and purposes of evaluation of the easements alike. In the proposal part is the theoretical analysis used on two actual cases of easements, specifically the right to crossing another owner's land and the right of construction on land owned by another individual.

Their mutual prices compare, evaluate differences and to determine whether and at what price you can sell the unfinished building on the real estate market in Brno-venkov.

The main objective is assessment to which extent the usual price of selected houses is affected by the location and type of structure. Further tasks are finding the cost price of houses according to the valid valuation regulations and finding approximate price comparison method according to the valid valuation regulations, including the price of land in a single functional unit. Another task is to create a database of offered prices of comparable objects through which is determined by a direct comparison of the market price of houses. In the final part of the thesis is a price comparison of observed houses.

The subject of the thesis is the development of project documentation for building permit apartment building. The building is located on the outskirts of the village Svijany. The terrain is slightly sloping. Near the plot was carried out geological exploration. The foundations are made with concrete passports. Floor plan of the house is rectangular. The house is made of brick masonry technology blocks Porotherm. The house is covered with a gable roof with tin roofs with a slope of 15 °.

Diploma work consists of 4 oil paintings on canvas and 10 paintings on paper. Abstract character of these paintings defines their dreamy atmosphere, which was created in Intermedia department and captures autor’s approach towards painting. This diploma work has ambitions to belong to contemporary art scene, especially in the context of contemporary painting. Author reflects that art scene and is aware of its tendences and trends. There might be few questions; what are these trends? what is their meaning and how can they be reflected by curators and critics? Will these trends persist and will they become classified? Simultaneously author perceives the autonomy of Intermedia department and its liberty. Collection entitled „ARE“ was created with awareness of the fact, that everyone can see their beings in their own eyes. Author created them by her own eyes and by that she claims they „are“.

Their final prices are compared with each other, together with a description of the factors that most influence the price. For comparison of the prices, I have used budget entries, budget indicators RUSO 2012, and a cost evaluation according to the regulation. The evaluation object was a family house in Brno area, Maloměřice. The results of evalution are elaborated verbally and graphically.

In the conclusion is stated, to what extent is the price of selected houses affected by the distance from Litomyšl.
Assessment of the impact of planning on land prices in Blansko

The thesis deals mainly with the evaluation of the real estate – land in Blansko. The text is divided into theoretical and practical part. The theoretical part deals with the definitions of the basic terms that are defined in the Czech law. Subsequently the processes of the land-use planning and the approach of the ground plan creation in Blansko are described. The last chapter of the theoretical part is the price law and its analysis. The practical part is analysing the area of interest at first, where Blansko is described in detail and then the segmentation of the local market with the real estate is carried out. The last part is dedicated to the evaluation of the chosen land by the detected price and the usual price in relation to the various levels of the land-use planning. These evaluations are compared to each other and analysed.

This master`s thesis is dealing with parallel existence of two evaluating regulations. The first is the implementing regulation to evaluating property. Second of them is executive regulation to legal Senate arrangement of taxes on the acquisition of immovable property and the purpose of which is evaluating in Tax Offices. Thesis mainly occupies with methods of evaluation according to each of the regulations and their comparing. An essential part of this thesis is model examples, on which is demonstrated, what differences can be reached according to the regulations. The result of this thesis is a decision-making schema. This schema describes which of the regulations is more profitable during evaluating of lands and what the conditions of it are.
