Industrial building plant Arvin Meritor Brno

The aim of the bachelor thesis was the elaboration of project documentation based on the studio project AG036. This is a new Arvin Meritor industrial plant specializing in the production of a car sub-system. The production of the plant should cover the demands of the Škoda Auto car factory, with a planned production of 300,000 vehicles per year. In accordance with the need for intensive exploitation of the territory of the City of Brno, the object is located on a plot in the Brno-Maloměřice district, which is run as brownfield no. 1904 and for which the applicable land plan assumes the production function. The concept of a new building by its location on the given plot takes into account the planned extension of the production part of the plant and eventual use of the site in the form of a new industrial zone. The object itself is designed as three cubic masses divided by illuminating corridors and functionally split into a production and administrative part with staff backgrounds. The production flow starts at the take in ramp to which the reception and storage of the goods is followed, including inspection and registration. Custom assembly takes place on three assembly lines, the production process is completed by a functional test and an output check.
Manufacturing of aquaria Brno

The subject of the bachelor thesis was the design study, project documentation for building permit and architectural detail. The content of the bachelor thesis was therefore the design of a new building of a production hall for the production of aquariums in Brno, for the company Pavlica akvária. The project is based on the architectural study, which was prepared in the subject AG035 Atelier of architectural design 5 in the 3rd year of the bachelor studies. The construction of the aquarium production hall will be located in Brno on Sokolova Street, cadastral area Horné Heřpice.To the north of the plot in question is an industrial zone, with production and storage halls. the plot is registered in the city as a brownfield for the construction of a industrial character. The plot in question has a trapezoidal shape, on which there is a production facility, in the shape of the letter "L". The building, due to its plan shape, covers the handling yard, warehouse and production areas. In front of the building there is an exhibition and administrative area, which is visible to the public. The building consists of four connected masses and each mass constitutes one functional unit. There are four functional units, namely exhibition, administrative, production and storage. The appearance of the building consists of a sandwich panel of grey colour. The exposed vertical and horizontal lines in dark grey add plasticity to the building.
Riverside House

The location is situated in the area along the Svitava river, regulated for economic reasons at the turn of the 20th century. As the values are evolving, it is nowadays highly desirable to live by the river while having the view of the still flowing water. The aim of the thesis is to increase the attractiveness of today's inhospitable place and to offer the inhabitants a pleasant environment for living since no matter how superb the house is, the lack of a fine environment lowers its value. The proposal is based on the use of platforms as an ideal means of defining the hierarchy of spaces.
Possibilities of regeneration of brownfields

Content of this thesis is analysis of possibilities for generation brownfield and searching for the best option for realization of regeneration. Thesis contains theoretic part, where brownfield problematic in Czech Republic is explained, their environmental burden, subsidy possibilities for regeneration, then price problematic and evaluation of properties and also not the last in the range - territorial planning documentation and change in purpose of usage. These terms are further used for solution of thesis practical part, where two possibilities for brownfield´s regeneration of former agricultural property are solved. First option is already realized - project of brownfield´s regenerace, which is now being used for purpose of „Mikropodnik Lupenice“ as melting house for non-ferous metals, and another option of solution is demolition of houses in areal and sale of lands equiped by needed technical network system and traffic infrastructure for building-up family houses. As output information is comparison these two options and choice of the best evaluation of Lupenice´s brownfield.
Možnosti využití brownfields pro rozvoj loftového bydlení - případová lokalita DADA Distrikt (areál bývalých industriálních skladů) v Brně

This work deals with the possibilities of using post-industrial brownfields for loft housing. In the section devoted to the literature search, the concept of brownfields was defined and then a typology of these sites was presented. Furthermore, in this part, the issues of regeneration of these sites were introduced with a focus on brownfields of industrial origin. A separate subchapter is devoted to loft housing. The theoretical part was supplemented with examples of implemented regeneration of brownfields, both from the Czech and foreign environments. Empirical research of this work was conducted in the form of semi-structured interviews with actors of the project of regeneration of the former industrial warehouse now known as DADA distrikt and with experts on this issue. Based on the analysis of the interviews, the process of regeneration of the studied site was described, the most significant challenges associated with the process of brownfields regeneration for loft housing were identified and recommendations for the development of loft housing in other urban locations in the Czech Republic were formulated. On the basis of the research, seven most important obstacles to the use of brownfields for loft housing were identified. These are complicated property relations of these buildings, the level of dilapidation, ecological burden, inconsistency between the visions of actors, insufficient definition of industrial heritage values, outdated or rigid zoning plan and insufficient profitability of the building. In relation to the last problem, the inappropriateness of the classical development finance model for projects of conversion of post-industrial brownfields for loft housing was identified. The readiness of spatial planning instruments, clear definition of industrial heritage values and popularisation of alternative forms of financing are essential for intensified use of brownfields for loft housing.
Flóra a vegetace nevyužívaných brněnských areálů uvažovaných pro parkové úpravy

In this diploma thesis I deal with the research of the flora and vegetation of three unused areas of Brno, in which will or may be built city parks in the future. These areas are Planýrka, the area of the former Hády tailings pond (Hapal's Park) and the location where Houbalova Park will be built. The aim by field research was to record the species of plants, document the vegetation of the defined areas and describe and characterize these areas based on the data obtained. The data was mainly obtained by floristic survey, recording phytocenological relevés, photographing vegetation using a drone and, last but not least, a detailed literature search of the natural conditions of the defined areas, botanical resources and databases, but also research on the use of the areas in the past, present and also in the future. A partial aim was to create a map of actual vegetation of the studied areas. In the field, I recorded a total of 26 phytocenological relevés representing mainly ruderal, scrub and grass vegetation and their combinations. In total, I found 389 taxa of vascular plants, of which 27 are endangered (4 protected by law) and 26 are invasive. The work also includes a documentary herbarium of selected taxa which is stored in the BRNU. Other floristic survey data are published in the iNaturalist application (NDOP) and recorded relevés are stored in the ČNFD.
Návrh revitalizace brownfieldu - případová studie

At present, there is an increasing interest in the monitoring and revitalization of brownfields, problematic areas resulting from economic, social, and industrial changes. The city of Brno, a leader in this field, has many brownfields due to its industrial history. Up to now, less attention has been paid to the brownfield known as Area by Rokytova Street (Území při ulici Rokytova), which is situated in a complicated position at the intersection of urban districts, transportation structures, with a complex terrain and potential historical contamination. This study focuses on preparing a case study to propose revitalization measures for this brownfield. The research was based on the field survey method that included a personal examination of the area and discussions with stakeholders. The discussions were conducted in the form of semi-standardized interviews consisting of ten questions. Finally, a SWOT analysis was also conducted. Main results of this study are a collection of interviews and a synthesis of the obtained information, an analysis of the current state of the area using the SWOT analysis and the final proposal of revitalization measures. According to the analysis, the studied brownfield has great potential for urban green development, however it is threatened by unclear property relations. The most important proposed measures are the establishment of a cemetery park and the inclusion of elements of blue and green Infrastructure. The results of this research may increase awareness of the area in the near future and potentially serve the authorities as a basis for an official revitalization proposal.
Theory of a healthy city of the 21st century

The first part of the thesis focuses on characterizing the problems, their origins, and their negative consequences. Furthermore, the thesis discusses the trends related to safe and healthy, or sustainable, public spaces. The thesis operates with the knowledge of Danish architect Jan Gehl, who argues that cities should primarily be designed for people. In terms of addressing the issue of a safe city, this work draws upon the writings of Jane Jacobs, who holds a similar view to Jan Gehl. Subsequently, the thesis transitions from a general perspective on a healthy city to examining the situation in the city of Brno, providing an assessment of the state of its public urban space. The practical part then delves into specific measures and policies that have been implemented abroad and proven to be successful. The thesis concludes with a simplified proposal for the revitalization of the brownfield of the former Kohn´s brick factory in Brno, where the insights from the theoretical part of the thesis are applied.
Application of the principles of rainwater management during the revitalization of the former industrial area

This bachelor's thesis examines rainwater management in an urban intravillan, focusing on the revitalization of a former industrial brownfield in Brno. The study analyses the challenges associated with rainwater management and proposes an economical solution that benefits both citizens and the environment. The introduction provides insights into water management, including consumption, climate change, sewer line overloading, greywater utilization, and environmental impacts. The theoretical section explores the profitability of brownfield revitalization, incorporating an analysis of the former industrial area. Based on this analysis, a renewal plan for the brownfield is developed. The practical part introduces specific rainwater management facilities, addressing legislation and mathematical considerations. The brownfield is divided into sections, and the implementation of rainwater management facilities is proposed for each section. The facilities are accompanied by calculated charts and graphics for better visualization. This thesis contributes to the field of rainwater management in urban intravillan areas by presenting a practical approach to address the challenges associated with rainwater in a former industrial brownfield. The proposed economical solution aims to enhance citizen well-being and promote environmental sustainability.
Transformation of Prague brownfields: Waltrovka case study

The bachelor thesis deals with the issue of brownfields, their definition, classification and comparison with competing greenfields. The first objective of this thesis is locating brownfields in Prague and their subsequent statistical analysis. The second goal of the thesis is to analyse the processes of change that have taken place on the site of the former Walter aircraft engine factory in Jinonice, where a brownfield has been revitalised into completely new residential- commercial district, which has a great impact not only on its residents but also on the wider area of Jinonice. In the context of the revitalisation, the thesis also deals with the sociogeographical analysis of Waltrovka and an interesting part is the chapter about genius loci that is a very prominent part of this modern neighbourhood.
