Factors affecting the price of real estate in the selected area

This thesis is focused on the factors affecting the price of real estate within the market valuation, specifically those which affect the market value of a building plots, family houses and housing units. There aren´t any publications with a comprehensive description of these factors currently. The main aim of this thesis is to define the main factors including their description and an influence on the price of real estate. Factors are divided into inner and outer factors and further into particular categories. Based on this division the analysis of the influence of the groups, categories and factors is carried out within selected types of real estate which is backed up by real examples of market valuations. Further on, the map of a preference of localities in the district Opava is worked out of the outer group of factors. There is also obvious the price level of real estate in this district which can serve as a valued basis for municipalities within urban and other planning. The result of the analysis of influence of the factors is the conclusion that on setting the market value of a real estate outweighs the group of outer factors, or else the influence of a locality in which is a real estate situated is outweighing over the particular real estate.

Market value and cost price of real estate

This thesis is focusing on market value and cost price of a real estate. The difference between the above-mentioned market value and cost price in relation to a specific real estate is emphasized. To regard and evaluate this difference a database of real estates was needed to be established. Building plots in the region of Opava with a planned construction of a detached house were chosen to establish this database. In all cases, the cost price of the structure and the future market value of the building plot with a completed building of the detached house was known. Based on the database, the main impact of each characteristic of the structure and the building plot on the difference in market value and cost price of particular real estates is evaluated in the main part of this thesis. In it’s last part this thesis comes to the application of ascertained conclusions on the problematic of municipalities management with municipal real estates in the most economical effective way.

Field bryophytes of the Czech Republic

3 ABSTRACT More than 30 % of agricultural land in Europe also Czech Republic is covered by arable fields. There is no evidence about diversity of some arable fields bounded species groups. In general the diversity of arable land species is less than the wild land species. For increasing species diversity in agricultural land European commission comes up with agri environmental farming schemes in 90's. Till now real effectiveness of the agri environmental schemes is not clear for all species groups. In my thesis I have investigated whether the diversity and community composition of arable bryophytes species is influenced by agri environmental or conventional management on cereal fields. The influence of agri environmental management on arable bryophytes was never investigated in Europe unlike the other species groups like vascular plants, non vertebrates or vertebrates. The thesis stands on dataset provided by Ministry of agriculture for 3 Czech regions (kraj Vyso ina, Pardubický kraj, St edo eský kraj). My own research of arable bryophytes diversity held on 12 fields within 6 localities is the main part of the thesis supplemented by basic soil measurements and climatic characteristics extractions. Contribution to the use of new types of carbon paste and fiber electrodes for voltammetric and amperometric determination of 5-amino-6-nitroquinoline and resveratrol

7 ABSTRACT (EN) This dissertation thesis is focused on the study of electrochemical properties of new types of carbon paste electrodes (CPE) and carbon fiber rod electrodes (CFRE), which were used for the development of new highly sensitive and selective voltammetric and amperometric methods for the determination of 5-amino-6-nitroquinoline and trans- and cis- isomers of resveratrol. The carbon paste electrodes were compared in terms of size of the microparticles of glassy carbon contained in the paste (diameters 0.4 - 12 µm; 10 - 20 µm; 20 - 50 µm) in comparison with carbon paste electrode consisting of crystalline graphite and solid glassy carbon electrode. The electrochemical properties were tested using potassium hexacyanoferrate in an aqueous supporting electrolyte and 5-amino-6-nitroquinoline (5A6NQ) in a mixed methanol-water supporting electrolyte. The carbon paste electrode was further used in an amperometric detector of a wall-jet type connected in series with a spectrophotometric detector for the development of a new HPLC method with electrochemical detection and spectrophotometric detection for the determination of trans-resveratrol and cis-resveratrol in samples of grains, hulls and leaves of common and tartary buckwheat. Communicational mix of the festival Pelhřimov - the City of Records

Title: Communicational mix of the festival Pelhřimov - the City of Records Objectives: The objective of this Bachelor thesis is to describe communicational activities, the way of promotion and individual communicational instruments of the festival Pelhřimov - the City of Records which were applied in 2011; afterwards to evaluate the quality of the communicational mix which is based on the interview and the document analysis; and then to suggest more effective methods of propagation using chosed communicational instruments. Methods: The methods that were used for describing the marketing communication, which was used during the 21st year of the festival Pelhřimov - the City of Records, are a document analysis and a descriptive case study. Another used method, which helped to find out internal information about the festival and its propagation, was one of the methods of interviewing, namely a semi-structured interview. Results: A proposal of four instruments of communicational mix, their orientation, the way of their realization and timing has been made. These instruments will be presented to the management of the Good Day Agency. Themes for Nature Excursions for Pupils of Grammar Schools in Ústí Region

The objective of this diploma thesis was to create suggestions of biological excursions for the pupils of the second grade of elementary schools in Ústí nad Labem region. The thesis is divided into theoretical and practical part. In the theoretical part, excursion as the organisational form of education with the focus on the specifics of biological excursion including the educational goals and methods, is shortly introduced. In the following part, there is the characteristic of scientific disciplines and particular types of biological excursions. The practical part presents suggestions for three biological excursions. Each of the suggested subjects contains detailed manual for preparation and the process of excursion itself including the final part. Materials including the description of the route, information about the locality, worksheets including answers and additional information to each of the questions are also incorporated.
