Social environment of transforming Karlín

The main objektive of my thesis is a knowledge of social environment of prague district Karlín, one of the most dynamic part of inner Prague, which is undergoing a transformation of a physical, funcional and social structure. The concept of social environment is used in this work, whereby the social environment is consisted of a social structure and a social climate of a locality. By an analyse of the social, physical and funcional structure and a research of daily rhythms it tries to identify main pacemakers, to deeply learn about proceses and key moments during the day, which structurated the locality, and to capture social groups of users of the locality. The research is focused on three selected basic administrative units: 'Karlín - západ', 'Rohanský ostrov' and 'Za Invalidovnou'. Each of these localities has its own daily rhythm, which is structurated by the resident population and the temporarily present population,and different social environments, which influence each other, are dependent on each other and create the whole character of the prague district Karlín.The work tries to deepen and criticaly evaluate a current metodology. Evaluation of Economic Efficiency of Development Project

This diploma thesis deals with the evaluation of the economic efficiency of a development project. The theoretical part of the thesis explains the basic concepts in the field of development activities, defines the phases of the project life cycle and the feasibility study. It describes the creation of cash flows, indicators of economic efficiency and possible ways of financing development projects. Furthermore, an analysis of the current economic situation and the impact of the COVID-19 pandemic on development companies is performed in this section. The practical part is devoted to the development project, especially the creation of cash flows and the resulting evaluation of the economic efficiency of the project. This is the construction of three apartment buildings in Pardubice.

The monitored materials were selected to represent the widest possible range of the construction market. The final result of the work is the prediction of the price of reference object for the next five years.
Evaluation of Public Investment Project of Brownfields Regeneration

The diploma thesis deals with the evaluation of a public investment project for the regeneration of brownfields. The first part describes the issue of brownfields, causes of their occurrence and reasons for their regeneration from a theoretical point of view. It also defines public project and methods for its evaluation. The second part contains a cost benefit analysis of a public project of Central Polytechnic Workshops. These will be one of several projects within the renovation of the historic Winternitz Mills in Pardubice. The aim of the work is to determine indicators of economic efficiency based on socio-economic flows and assess the feasibility of this project‘s implementation.
Economic Efficiency of Building Project with Using Containers

The bachelor thesis analyzes the issue of container construction in a public investment project. It deals with the evaluation of the economic efficiency of a public project using cost-benefit analysis. The theoretical part explains the basic concepts related to the issue of evaluating the economic efficiency of public projects. It describes the procedure of evaluation of a public project, which is then used in a case study, where the project of construction of a school building from container modules is evaluated. Based on the determined input values, a financial and economic analysis is processed and economic efficiency indicators are calculated. The evaluation of the given intention is accompanied by a sensitivity analysis in order to reveal the risk factors of the examined project.
Technical and economic assessment of projects of wastewater treatment plants and their impact on the environment

The doctoral thesis deals with the issue of evaluating of technical-economic efficiency of wastewater treatment plant projects. Same as most public benefit projects, the main reason for implementation is the societal benefit of the company, not the impact on the investor. The literature review provides an overview of the most commonly used methods of environmental impact assessment, which differ in both the difficulty of processing and in the structure of input and output information. In accordance with the European legislation, the Cost Benefit Analysis (CBA) is applied to a selected sample of waste water treatment plants, in its economic part, the standardly assessed societal impacts are extended by other possible benefits associated with the implementation of the project implementation. The main output of the thesis is the quantification of the increment to the societal benefit of the project, which is set to the difference between the economic net present value of the investment and the standard and individually designed socio-economic impacts. As an alternative to the traditional approach, the thesis also simulates the Data Envelopment Analysis (DEA), method is based on multi-criteria evaluation shows the technical efficiency of the sewage treatment plant sample and thus serves as a very effective tool in managerial decision-making.
Management of effective protection of construction contracts from the perspective of the public investor

The doctoral thesis deals with an analysis and comparison of the effective protective forms for construction contracts from the perspective of the investor/contracting authority in public construction work orders according to Act No. 134/2016 Coll., on Public Procurement. The theoretical part includes the risk management of construction projects with regard to the management of the business risk. The functions of protective forms within the project life cycle are described. The legal standards and regulations related to the procurement process and the contract management between the client and the main contractor are presented. International legal standards used for construction projects in the Czech Republic and abroad are mentioned. The aim of the thesis is to investigate the current situation and to create a model of management of business risk as a methodical practical approach for the public investor. Quantitative research of the protective forms in the contracts for works was conducted. The research data consisted of a database of selected public works contracts published on the public profiles of the contracting authorities during the performance phase of contracts during the years 2011–2018. Within the data analysis, a structured database of inputs and the used protective forms was created according to the documentation of the construction work orders. Furthermore, the relationship between the estimated value of the contract and the contract price was examined. Based on the data analysis and the benchmark study the model of management of business risk was created. To optimize the selection of protective instruments in works contracts, a portfolio of effective protective forms and their recommended parameters was proposed. The quantitative analysis was complemented by the questionnaire survey method and the structured interviews with the public sector representatives. The results of the research were compared with current international practice.
The Impact of Uncertainty of Project Models on Investment Decision Making

This doctoral thesis widely analyses the process of investment decision-making. In its individual parts, it researches models used for planning, analysing and evaluation of investments projects, but also models used for final decision about realization of the investment. Investing activity is present in world economic cycle in all it’s phases. Capital sources used for financing if the investment projects are scarce and must be handled with care. For this reason, there are many supportive methodologies and models employed in managing of the investments as well as instruments developed to miti-gate the potential project risks. However, even utilization of these instruments and models can’t guarantee the expected results. There are uncertainties, errors and in-accuracies in the process that can thwart investment decisions. The aim of the thesis is to analyse the investment decision-making process (from the initial idea to the realization of the investment project) and to identify the main un-certainties – factors influencing the success / error rate of models for investment project planning as well as the decision on their realization. The main outcome of the thesis is an overview of these factors and recommenda-tions on how to work with these factors and make the process as effective as possi-ble. Another output is an analysis and recommendations for the use of financing sources and mix of the instruments that should be used to mitigate the potential impact of risks that are connected to all investment projects.
