Determining the Amount of Indemnity for Damage Caused by a Natural Event in a House in Břeclav

The diploma thesis deals with the issue of determining the amount of indemnity for damage caused by a natural disaster. The introductory part is devoted to approaching the concepts related to valuation and insurance. The next part is devoted to familiarization with the object. Following is the valuation of the property by using the cost method at different times. For the valuation, the extent of the loss event is accurately defined, the cost of the repair and the insurance benefit resulting from the insurance contract are documented. The conclusion of the thesis is devoted to evaluation of achieved results and their graphical representation.
Simulation of renovation of block-of-flats building with a focus on gaining an international certificate for building construction

The aim of this diploma thesis is to revitalize the selected type of panel house in the selected locality in order to meet the standards of international certification for the design and sustainable construction of buildings. First, the thesis analyzes the chronological development of the panel housing estates in Brno and compares the individual structural systems that were historically used for panel construction in Brno. Furthermore, the most used certification methodologies are compared and a specific certification is selected for next simulation. The chapter called solution is focused on performing a simulated certification process for design and sustainable construction of selected panel building, in three phases of its revitalization. The hypotheses describing the individual phases of revitalization are intended to confirm or disprove the achievement of this objective, moreover to say the extent of revitalization that has to be done in order to achieve our goals.
Valuation of Commercial Real Estate

This diploma thesis deals with issue of commercial real estate valuation Two real estate will be valued, namely the production and storage hall and the administrative building, which are located in a different locations. Both estates will be valued using the income approach. The income and costs information will be based on the conducted market analysis, while also being compared to the real data. The thesis itself will be divided into four parts. The first part of diploma thesis will focus on the theoretical basis. In the second part, the problems will be formulated and goals of the thesis (in the form of hypotheses) set. Next, both real estate will be described in detail and valued in a different situations that could occur. The valuation process is clearly shown in a valid process model. And finally, these results will be evaluated.
Analysis of the number of floors and the influence of the location on the market value of houses in the Náchod district

The aim of this thesis is to assess the extent to which it is levied on the usual price of houses affected by the location in the district Náchod. The theoretical part explains the basic concepts and issues in the field of valuation of real property, especially houses. There are described the most common methods used for valuation of immovable property. The practical part focuses on the description and awards selected six houses using a cost comparison method according to the decree and comparative non-regulation method. It also includes the valuation of land in a single functional unit. Acquired prices are converted to unit prices and evaluated.
Effect of movements in interest rates on demand for houses and apartments in the Hodonín district

The aim of the thesis is to assess the impact of interest rate developments on the demand for family homes and apartments in the District of Hodonín. Whether or not the influence is assessed by using the database of family houses and flats in the district by the year 2012. Part of the thesis is also the calculation of the average cost of the framework from a State property and the size of the municipality in which the property is situated, and at the same time, it is examined whether occurs due to lower interest rates to the growth of real estate prices. The necessary information about the level of interest rates for each month and the fixation period are listed from the Czech National Bank. Supporting documents for processing the database actually realized sales from 2012 to provide real estate agents real estate real estate agent REMAX and GAIA.

Analysis of sales and leasing of agricultural plots in Vsetínsko

The master’s thesis deals with a valuation of agricultural plots in Vsetínsko. In the theoretical part there are defined some important concepts related to valuation of agricultural plots, next there are described individual valuation methods and done analysis of market with agricultural plots in the Czech republic. In the practical part there is done valuation of selected file of plots in the villages Lešná and Choryně. The valuation is done by three ways: the valuation according to valuation regulations, the yield method and the comparative method. In the conclusion of the thesis there are compared results of all three ways of valuation and there is evaluated profitability of prospective investment to these plots.
Assessment of the impact of planning on land prices in Vysoké Mýto

This diploma thesis deals with the change in the price of land, depending on its determination in ground plan and also on the method of use in location Průhony in Vysoké Mýto. The first part describes the methods of real estate assessing, and consequently, ground planning is outlined. The second part in concerned with the description of Vysoké Mýto and real estate investment opportunities in close neighbourhood. The practical part is focused on setting prices of various lands in relation to its potential. To end up, historical price development in location Průhony is discussed.

It also analysis database creation and market segmentation of selected localities. Consequently, both real estate markets will be compared.
