Evaluation of the Efficiency of the Investment Project Respecting Economic Risk

This master’s thesis is aimed to evaluate the effectivity of an investment project while respecting economic risks. These are the basic elements of the thesis: analysis and effectivity performance and evaluation of economic risks of an investment project. The goal as well as the outcome of the thesis is using these principles above for conducting a case study based on a real data.
Use of Software Support for the Economic Evaluation of the Investment Project

This thesis deals with economic evaluation case study of Ekofarm construction using applications Crystal Ball and Pertmaster Risk Project. The thesis represents the fundamental characteristics of the investment project and methods of its evaluation. There are introduced basic features of both applications on probabilistic risk analysis performed by simulation method Latin Hypercube Sampling. The case study is described in detail including breeding system and method of financing. This is linked to the calculation of economic fundamentals and creation of project cash flow. The result is probabilistic analysis which is output from tested software tools, and its evaluation.
Economic Analysis of Selected Areas determined for Building in the Municipality

This thesis aims to create a tool for evaluation of suitability to invest into a preparation of a specific area for family houses construction. This investment includes costs for land buy-outs as well as costs for public and technical infrastructures. The theoretical part of this thesis begins with types and properties of investment projects, lify cycle of a project and its financial sources. Following chapter concentrates on description of multicriteria analysis that is used for decision making process of an investing company. Its advantage is that it includes into its computation also non-economic parameters. Based on this multicriteria analysis a case study for chosen areas suitable for houses was conducted. The case study shows economic efficiency evaluation of an investment into chosen areas suitable for houses and includes suggestions of other parameters that could be added into the analysis.
Financial Assurance of Public Project during its Realization

The subject of this thesis is to depict the financial provision of a public project during its implementation that includes the draft of its financial provision and the appraisal of the financial feasibility of the investment project. The theoretical part is focused on clarifying the basic concepts that explain the issues of public projects, the public sector and public procurement. The end of the theoretical part describes the various ways to finance public projects. The second part of the thesis is practical. In this part I focused on the creation of the ways to finance the project “Realization of energy savings” that are possible, including the reconstruction of the roof of the building of the Police of the Czech Republic in Brno, at street Cejl No. 474 and No. 159 and the proposal of the optimal financing options.
Modeling and simulation of investment project risk

This doctoral thesis deals with modelling and simulation of investment projects and linking risk management with new trends in construction industry. Process of balancing of acceptable risk level and investment costs is really complex and is influenced by several uncertainties. Simulation methods are able to model future scenarios of project development and quantify impact of risk factors. The aim of the doctoral thesis is to find an optimal methodology for risk analysis during decision-making process using simulation methods. The methodology links modeling by simulation method Monte Carlo with CBA, with risk analysis respectively. The aim is to reach more effective process of planning of investment projects. An accurate project plan in preinvestment phase will influence effectiveness of life cycle costs significantly. This is proved also by BIM methodology which works on base of transfer and storage of actual and complete information about investment plan within its whole lifecycle. Expected output of the thesis is effective application of simulation methods in risk prediction for modeling of outputs of investment project. Data from model are useful for decision making process, risk management, controlling and postaudit of investments. Projects can be evaluated by their complex benefits and quality with respect to sustainability.
Modeling and simulation of public investment project risk

The results of the investment projects are dependent on the quality of project preparation in the pre-investment stage and well-executed implementation. High-quality preparation of the projects, their evaluation and selection of require key risk factors and uncertainties, the impact of these factors on the results of the project and consider measures on their elimination or reduction. The purpose of the risk management of the project is therefore in advance to know the sources of possible threats to the project and to prepare measures that would lead to a reduction in the potential impacts for the project to an acceptable value. The basic aim of project risks management is then increase the likelihood of their success and to minimize the risk of such failure, including their rejection of the venture project too, which could threaten the financial stability of the investor and lead to its decline. The thesis is focused on the examination of the different approaches to identification of risks and uncertainties and their subsequent evaluation on investment project of public corporations, including the impact of the preparation of the project on its own implementation and subsequent operation. At the same time they recommended possible measures to reduce the risk of this project in terms of their costs and the size of the risk reduction. Part of the work is also an analysis of the risks and benefits of the projects planned, realized and terminated by The South Moravian Region and the draft Project Risk Register and the Project Opportunities Register, where appropriate, the risk management process for The Regional Authority of The South Moravian Region.
Modelling and Simulation of Projects Improving the Thermal Properties of Buildings

This doctoral thesis deals with the modelling of projects improving the thermal technical characteristics of buildings. The solution of this problem seems to be finding at least one cost-effective option. The basic method of evaluation of cost-effectiveness is represented by the compilation of all corresponding cash flows and their rendering in time through discounting. The aim of the docáral thesis is the processing and modeling of individual investment options related with improve the thermal-technical properties of buildings and finding a cost-optimal variants, ideally. One of the expected outputs is to develop a comprehensive methodology (modeling and simulation task) useful for defining all potential investment projects improving variant thermal-technical properties of the object.

The subject of the thesis "Evaluation of company performance" is evaluating the quality of information provided by and the subsequent application of the busines performance measuring indicators. The first part focuses on the basic concepts, such as the enterprise value of the company. The second part evaluates the classical methods of financial analysis, including creditworthiness and bankruptcy models. The third part focuses on modern EVA indicator. The last part is focused on the application of these methods and models to a selected company and to evaluate its performance in the years 2012-2014.
Evaluation of economical effectivness of public construction projects

The dissertation concerns on an evaluation of public construction projects efficiency. In the beginning is made the explanation of necessity to monitor the indicators of public construction investment efficiency in relation with possibility of stabilization of public budgets. Afterwards is examined the historical development and the actual status of legislative dealing with investment of public founds into construction projects. Subsequently is made the analysis of available methodology for evaluation of public investment economical efficiency. Within the dissertation was made the survey between the representatives of most important public investors in the Czech Republic. Their attitude to evaluation of construction investment efficiency was examined. The results of survey and good and bad praxis examples are concluded into methodical recommendation and instructions for public investors in order to implement into the decision making process about the public construction projects the evaluation of economical efficiency.
Modelling of Financial Resources Related to Purchase of Selected Investment while Respecting the Time

Investing finances into housing is for most people in their life one of the volume largest investment and therefore it is important to rethink these individual financial steps properly, to ensure the continued ability to repay obligations and without unwanted load additional charges. With the rising market values of real estate is also rising popularity of invest in housing. Some problemes are reducing real wages, although the average wage increase in annual comparison, and so it is for most people the biggest problem ever to get a mortgage loan. More of young people haven't confident their job, they are temporary employment or their wages are to low a this people represent a high risk for banks to become insolvent and it is really hard to get a mortgage loan for young people. This master´s thesis is modelling some finances very usefully, effective and reaching the proceeds from the purchase of real estate.
