The diploma thesis deals with the state of the real estate market with the residential units in new buildings of the apartment buildings in Chrudim. The target of the thesis is to determine the influence on the price of residential units of the given locality and how the influence of prices on the other factors and to evaluate the influence of the location on a larger scale, by comparing the prices of residential units in new buildings in different cities. The theoretical part of the diploma thesis is focused on the topic of valuation. Practical then by describing localities and their differences and comparing the prices of the residential units.
Comparison of Offering Property Prices in CZ - AU Border Areas

The aim of this work is to compare family houses prices and analyse real estate markets in the Czech Republic - Austria border areas. The prices of property are compared in two ways: by residental areas and the method of comparing difference index. It has been found, that the property prices in Austria are higher than the property prices in the Czech Republic. As well as, necessary costs associated with a purchase are higher. Nevertheless from the perspective of a possible slump in prices, a purchase of real estate in Austria is a more secure investment.

Master‘s thesis is focused on the analysis of the impact the floors and orientation towards the cardinal points on the price of selected housing units in Velké Meziříčí. The theoretical part defines the basic terms associated with the valuation and describes the valuation methods. In the practical part there is performed the valuation of the selected housing units according to the valid price provision and direct comparison method. There is also described a location and a real estate market. By mutual comparing the observed prices and their analysis proves to extent to which in fact examined parameters affect the real price.

The Influence of the Site on the Usual Price of a House

The subject of this diploma thesis is mainly to find out what is the impact on the location on the usual price of a selected house in the Vyškov district. Part of the award is the creation of a database of family houses, including the following criteria, which will be subsequently evaluated. The necessary part of the work is also a description of administrative districts in the Vyškov district, which are Slavkov u Brna, Bučovice and Vyškov. Furthermore, the work will deal with the description of the real estate market and errors in advertising.

The theoretical part of this thesis is focused on the description of individual aspects influencing the real estate business. It covers primarily contracts which appertain to this type of business activities and also other subjects that have a substantial impact on the real estate trade. One part is devoted to the changes of the real estate market after the accession to the European Union. The practical part is focused on the actual process of the real estate trade, both from the seller´s and the buyer´s point of view.
Assessment of feasibility of renovation of an industrial complex in terms of return on investment

I concentrated on assessing the suitability of the reconstruction of the industrial complex in terms of return on investment. For illustration and example, I chose part of an industrial complex in Nova Ves near Pohořelic. The solution was used knowledge from the field of investments, valuation of immovable assets and budgeting reconstruction. The result is both evaluation using economic indicators (in this case, the net present value of the investment), which demonstrate the appropriateness (or inappropriateness) and the extent of reconstruction in terms of return on invested funds. This thesis is beneficial for the homeowners who are considering reconstruction and want to rent a property.
Assessment of Return on Investment in a Low-energy or Passive House

The main objective is to compare the acquisition costs and operating cost of the low energy and passive houses with conventional construction of houses offering the real estate market, respectively evaluating of investments in energy-efficient buildings.
