Development of Forest Valuation Methods in the Czech Republic

The aim of this thesis was to define the issue of determining the administrative price and market value of forest in the Czech Republic. The thesis describes the evolution of methods of determining the price of forest in history since 1897. Furthermore, the thesis deals with the current problem of determining the market value of forest in the Czech Republic. The current situation is documented by a case study, which deals with the determination of the administrative price and market value. The study compares these two values. The final analysis is focused on recommendations of corrections of existing valuation regulations and method of market valuation of forest.
Analysis of the Valuation Methods for an Industrial Site

The thesis "Analysis of the valuation methods for an industrial site" deals, as the name suggests, with the analysis of the valuation methods for an industrial site. An industrial site will be valued in accordance with the valid valuation rules and then by an open market price. The calculation of the valuation will be divided into the valuation of the building and the appropriate sites. All methods used will be sufficiently analyzed and compared. In common with the valuation process, the main factors affecting the cost of an industrial building and the site will be determined. In the first part of the thesis I will devote the theoretical appraisal, in the second part of the thesis I will devote the practical use of valuation methods.
Real Estate Valuation Methods in Australia

Master’s thesis deals with real estate valuation in Australia. The introductory part deals with the definition of the terms used in the work, for its better understanding. Furthermore, it discusses the development of valuation theory and its relation to economic ideas and various aspects that have influenced its development. The thesis then deals with methods of real estate valuation, their division and specific features. The thesis also discusses the current state of the real estate market on the Australian continent and outlines its possible future development. The experimental section describes the valuation of a particular property in Australia and describes which particular properties affect its cost.
Assessment of the Impact of Planning on Land Prices

This thesis deals with the impact of territorial planning on land prices in the towns Hovorany and Čejč. The land is priced according to administrative price and market price. The thesis works with the land as agricultural land, land designed for construction according to the territorial planning and building land.
Analysis of the Highest and Best Use of a Plot in Zlín-Jižní Svahy

The diploma thesis deals with the topic of analysis of the highest and best use (abbreviated as HABU). In the theoretical research, this method is described, and defines the solution process using 4 basic steps, namely legal admissibility, physical possibilities, financial justification, and maximum profitability. Subsequently, this method is applied to a specific plot in Zlín-Jižní svahy area. The solution proposes 9 variants of utilization of this land. Using the HABU method we are looking for the best use, which in turn brings the investor the highest profit. The aim of the thesis is also a clear description and practical demonstration of the application of this method, which has not been represented in the Czech Republic so far. It can thus help to understand and use it in property valuation.
Development of the Construction of Residential Property in Brno, the Starý Lískovec Cadastral Territory

This diploma thesis focuses on the development of construction of residential real estate in Brno, in the area of Starý Lískovec, which was the original village but became a city district. The work maps the types of construction in different time series, from the oldest construction to modern construction. It also deals with the future development of the city district, planned construction and projects. A more detailed analysis of the period where panel buildings were build, which is crucial for the area in terms of residential construction.
Applying Selected Valuation Methods to an Atypical House

This diploma thesis is focused on the estimation value of the family house in the area of Slezská Ostrava. In the first part of the thesis, theoretical background is defined. Theoretical background describes the terms closely related to the issue of valuation and valuation methods that are applied to the family house. The next part consists of the description of the area, identification of the land, and the essential information about the family house from the construction and layout perspective. Furthermore, the thesis provides the description of the market in the area, as well as the database of comparable objects. The database of comparable objects was created, in order to determine the estimated market value of the property. Moreover, the cost price of the family house is assigned by using an itemized budget and cost method in accordance with the established regulation for valuation. Likewise, the correction proposal was created by estimating the coefficient for an atypical construction of the family house. In the conclusion of the thesis, the price shares of constructions stated in the valuation decree are compared with the price shares obtained from cost valuation methods.
