The effect of different ownership of building and land on the "usual value" of real estate

This diploma thesis deals with issues related to the different ownership of the land and the building standing on it. In the first part, there are described causes of different ownership of land and buildings, methods of solving this problem, and methods by which buildings that are not part of the land can be appraised. Important terms related to the valuation of immovable property, including essential valuation approaches, are also presented here. In the second part of the application, a market analysis is performed and then a selected real estate is appraised using several methods. In the analysis of the achieved results, a comparison of the valuation results is made and the possible causes of the differences in these results are commented on. At the end, the research results are verbally evaluated.
Analysis of price-setting factors of rent for appartments in Brno

This master's thesis focuses on a comprehensive analysis of the real estate market in the area of apartment rentals in Brno, with an emphasis on determining the price-setting factors affecting rental prices and their significant role in setting the rent. The research employs a rigorous methodology and multiple regression analysis to examine the relationships between various variables and rental prices. The aim is to uncover patterns and trends in rental prices across different parts of the city of Brno and provide a detailed insight into the functioning of the real estate market. At the beginning of the research, an extensive dataset of rental apartments is compiled, containing important information about location, floor area, apartment layout, and the structural and technical condition of the apartments. These data will serve as a foundation for a detailed analysis and the identification of patterns and trends in rental prices and the determining factors influencing them.
Assessment of the effectiveness of the reconstruction of flats before sale

This master's thesis addresses the assessment of the effectiveness of pre-sale apartment renovation as a means to facilitate decision-making for investors. The analysis focuses on the T06B panel housing system, characteristic of the Brno residential portfolio from the 1970s. The study examines the impact of renovation on the market value of apartments and the financial returns on investment. The research evaluates the viability of investment based on various apartment layouts in relation to different neighborhoods within Brno. A database of realized prices is compiled for each potential layout, and typical pre- and post-renovation apartment prices are determined through comparisons. By utilizing itemized budgeting, the costs of apartment renovation are calculated, followed by a comparison and analysis of the results based on individual locations.
Assessment of the difference between the usual price and the observed price estimation of family houses in Blansko

The thesis deals with the issue of assessing the differences in the determination of the usual price and the ascertained price of family houses under the legislation effective from 1 January 2021. The aim of the thesis is to identify and clarify the differences between the usual price and the ascertained price. The differences are examined on a model family house located in the town of Blansko. First, an analysis of the real estate market in the selected location is carried out. A database of comparable family houses that were sold in the years 2021, 2022 and in the part of the year until May 2023 is made. Using these comparison properties, the usual price is determined by comparison. The price ascertained is based on current legislation. The results are evaluated, and the differences identified. A flow chart is drawn up to illustrate the differences in the procedure.
The Issue of Comparing the Usual Price and Market Value According to the New Legislation

The diploma thesis deals with the issue of comparison of the usual price and market value according to the new legislation. The aim of the thesis is to identify and clarify the differences between the usual price and the market value. The differences between the usual price and the market value are examined on nine model flats in the regional city of Zlín. For the city of Zlín, a analysis of overall situation and a market analysis are carried out. The model flats are selected on the basis of their layout and condition. For each of the apartments a database of realized prices, offer prices and rents is prepared. The input data is used for determination of the usual price and market value. The usual price is determined by the comparison method out of the realized prices. The market value is determined by the sales comparison approach and income approach from bid prices. From a detailed analysis of the results, the differences between the usual price and the market value are identified and explained.
Valuation of Immovable Cultural Monuments

This work aims to create a basic overview of the notions of cultural monuments and to indicate the process of declaring a property as a cultural monument, as well as to focus on the approaches of valuing cultural real estate monuments. The work is divided into theoretical and practical parts. The first part gives an overview of the basic notions of cultural real estate and theoretically introduction to its valuation. The second part shows the valuation of the selected object, a palace in Kuřim.
Expert approach to the assessment of heritage-listed townhouses

This thesis deals with the valuation of town house as a Real Estate Cultural Monument. The theoretical part describes important concepts, including common valuation methods. In the second application part is the selected town house described, a market analysis is performed, and the town house is valued by suitable methods. The town house is performed by cost valuation according to the valuation decree. From the markets method are used the cost valuation, comparative valuation, and the yield valuation. In the end is the reconciliation of market approached chosen, then are the results verbally evaluated.
The Impact of Local Social Composition of the Neighbourhood on the Real Estates Value in a Selected Locality of the City of Zlín

The aim of this proposal is socialogical analysis, interpretation, construction and urbanistic recommendation related to an impact of social changes in specific neighborhood on life standarts and real estates‘ costs in the area. Social changes could be negative, such as social degradation of certain area, worsening of quality of the environment, worsening relationships and also social deviation (for example criminality). Positive changes represents mostly gentrification, which includes positive changes of social and tangible environment. These are followed by price encrease of life standarts which is displacing old settlers. In our experience these areas of life standarts and real estates prices are linked and it is possible to use synergistic influence of changes to adjust tangible and social environment.
Influence of Renovation on the Market Value of a Real Estate Cultural Monument

This thesis deals with the Influence of Renovation on the Market Value of a Real Estate Cultural Monument. The first part of the thesis explains the terms, which are specific for the issue. The second part contains information about the selected Real Estate Cultural Monument. The influence of the reconstruction was investigated by analytical and Saaty method. A situational analysis of the market was performed, then suitable methods for valuing the Real Estate Cultural Monument were selected, namely cost valuation according to the valuation decree and valuation in a comparative manner. It is necessary to mention that the valuation of the Real Estate Cultural Monument in the state before the reconstruction and in the state after the reconstruction was performed. Subsequently, the resulting values were compared. In the end, the investment spent on the reconstruction is also verbally evaluated.
Assessing the Impact of a Commercially Usable Building Being Located in a Historic Zone on its Price

This diploma thesis deals with the assessment of the influence of the location in the historic zone on the price of a commercially usable building. The thesis includes the elaboration of the current legal regulations influencing the property valuation, the definition of basic concepts related to the valuation of a selected real estate, and the determination of methods usable in the process of commercial object valuation. Furthermore, the cities of Třebíč, in which the valued property is located, and Žďár nad Sázavou, that is used for comparison, are described in detail. The selected method is a combination of the cost and income approach for valuation according to the price regulation, and in the case of market valuation of seloected real estate, the method of direct comparison is used. Finally, the influences that may have an impact on the object value are assessed.
