This bachelor thesis deals with the issue of financing a development project. It focuses on the selection of an appropriate method of financing the construction of houses for a particular company. The options included loans, self-financing and the option of pre-sale. The subsequent selection of the most suitable option was determined on the basis of a comparison of selected economic indicators.
Real Estate and Territorial Development in the Context of Media

This thesis analyses the connections between real estate development, territorial development, and the media. The theoretical part presents fundamental topics from the field that are points of focus for the media and places them in a wider context with an emphasis on the housing situation in Prague. It also presents individual aspects that could have an influence on messages in the media, including the role of media ownership and the ideological beliefs of individual journalists. The work further discusses the presentation of developers in the media and their general reputations. The practical part of the paper employs three different research methods. The first is a content analysis focused on mainstream media, where we examine how they cover the topic over a specific period. The second includes a qualitative analysis that is based on interviews with a representative from the public sector, the private sector, and a non-profit. The third method is a quantitative analysis of a representative survey of Prague's inhabitants. In conclusion, the work presents recommendations how media could help cultivate the sector and improve communication between individual actors in real estate and territorial development.
Proposal for Financing a Development Project

The bachelor thesis deals with external financing of entrepreneurial plans in the context of development projects. It defines ways of financing their business, their risks, and an area of developer’s activity. The thesis contains a presentation of one specific developer’s project and an analysis of its financing. This part is followed by a comparison of selected types of external financing and a presentation of a suggested solution for financing the project.

Transformation of real estate sector in post-crisis period

Main subject of this diploma thesis is real estate sector, his basic principles, structure and factors of influence. Diploma thesis is analysing actual post - crisis trends in real estate sector, origins and causes of these trends. Special attention is concentrated into the specific development and surroundings of real estate sector in Czech republic. The analysis of the sector transformation intensity is used for searching of future potential of real estate sector, future trends and appropriate measures for healthy growth of real estate sector and long - term sustainability of real estate sector projects. The next one of the main baselines of the thesis is research of behavioral changes of real estate market demand because of cyclicality of real estate market. The research shows context between real estate cycle and business cycle and analyses typical behavioral reaction of demand in various phases of real estate sector cycle.
Analýza bytové výstavby v roce 2014

V roce 2014 byla zahájena výstavba 24 351 bytů. Oproti roku 2013 došlo k nárůstu zahájené výstavby o 10,1 % a největší podíl na tomto růstu měly zahájené byty v bytových domech. Dokončeno bylo 23 954 nových bytů, nejvíce v rodinných a bytových domech.
