Subject of master thesis “Comparison of the possibilities of financial security of real estate” is the issue of alternative funding of housing in Czech republic. This thesis deals with the major housing finances products. It surveys building society accounts and mortgage loans withing the selected financial institutions. In the practical part these products are compared in an effort to determine the best form of securing of chosen property whose value was determined by estimation of cost of the property for credit management.
Analysis of an investment project concerning an administration building

The master´s thesis deals with analysis of the investment project insert investment in administrativ building for owner. Based on the decision whether it is appropriate to sell or lease the property, either in an existing state, or reconstructed. I describe the methodologies calculations methodologies and necessary concepts for their understanding of the concepts in the theoretical part. The practical part I can divide into administrative, market valuation methodology, the resulting values and use of the outputs in the analysis of real estate.
Analysis of Real Estate Prices in Selected Regions of the Czech Republic

The master thesis deals with the determination of factors that affect the price of real estate. The theoretical part focuses on the basic concepts related to the real estate market, as well as the methods of real estate valuation and prices used in the valuation, enumeration and description of the factors that affect the price of real estate and in the last part of the description of the towns, which the analysis applies. In the practical part is the analysis and evalution of selected factors on the price of real estate. During the monitored properties were selected apartments 3 +1, 65 to 75 m2.

This master’s thesis provides us into the issues of reduction of house prices due to roof structure defect. First charter takes interest in theorethical solutions for residential houses valuation with defects.Real estate survey is introduced in chapter two. The third part of this master’s thesis is focused on possible roof structure defects and malfunctions. In last charter we can find the valuation of house with defect. The main goal of this thesis is to create a procedure for the reduction of property price with roof structure defect.

The objective of the diploma thesis is to explore the ways and methods of valuation applied in Hungary. Thesis demonstrates historical evolution of property market in Hungary and describes the current market supported by data and graphs. The process of expert evidence preparation is characterized, as well. The result of the thesis is an example of a complex expert evidence for property type flat in accordance with Hungarian statutory.

This diploma thesis is also solving question if is area of town Valašské Meziříčí so much significant that can balance better technical conditions or other positive technical distinctions of compared real estates. For solving this question will be evaluated five real estates. For the evaluations will be used these ways of evaluation: evaluation based on costs, comparing of real estates based on valid price regulation and direct comparing.
Problematics of the Determination of the Value of Constructions for Sport and Recreation

This diploma thesis called Problematics of the Determination of the Value of Constructions for Sport and Recreation deals with the finding of a possible difference between the price of the delivery of the building and the value of the building. The thesis is divided into two parts, theoretical and practical. The theoretical part defines value and price and then describes the possibilities of determining the price of the construction. In the practical part the offer price is analyzed and based on the market comparison the value of the selected building for sport and recreation is determined. The selected building for sport and recreation is a newly built wooden building in the village of Loučná nad Desnou. The aim of this thesis is to determine the price of the delivery of the building, its comparison with the determined value and after that to assess the existence of any difference.

This bachelor thesis deals with the issue of marketing communication focusing primarily on sales support and advertising of an independent real estate agent. The theoretical part deals with knowledge from the literature, especially from the field of marketing, marketing communication, sales promotion and advertising. The analytical part consists of the presentation of real estate agent, analysis of the 4P marketing mix, competition analysis, SLEPT analysis, client analysis and summary analysis. The last part deals with my own proposals to improve marketing communication in sales promotion and advertising.
Analysis of the real estate market price in border regions

The goal of my research and study is to analyze market prices of the real estate properties on the borders of the Czech Republic, Slovakia and Austria. Based on the collection of the needed data, there are databases made in which the real estates are categorized by the type, disposition and location. According to the database, we can then calculate the average market prices of the real estate properties which we can later compare to the border regions' standards. Likewise, we also consider the specific structure of the database in the outputs, which helps us to outline the different factors influencing the property price. Special attention is paid to those factors which play a big part in the real estate prices. Likewise, we considered the other factors increasing the property market price in the study.
COMPARISON OF MARKET PRICES OF FLATS WITH PRICES SET BY COMPARISON METHOD ACCORDING TO VALUATION REGULATIONS WITH FOCUS ON REVIEW OF PARTICULAR QUALITATIVE PARAMETERS

PhD thesis solves problems of mutual comparison of real estate market prices with prices found out in a comparison way according to price regulations. The thesis is focused on real estates of type housing units, flats which are found within the area of former district city Havlíčkův Brod. From time point of view, years 2009 - 2014 were solved. Within this period, first of all data collection was under way followed by grouping information on separate trading in housing units, flats. Obtained market prices were consequently confronted with prices found out in a comparison way according to relevant price regulations. Obtained results were analyzed, this analysis was focused on chosen marks and their qualitative zones at separate indexes. Upon achieved results and newly gained knowledge, partial modifications or corrections in price regulations are proposed. Another output of this thesis is a proposal for introducing new coeficients. These make provision for difference of market and found out prices of housing units, flats in area of former district city Havlíčkův Brod in years 2009, 2010, 2011, 2012, 2013 and 2014. Thanks to this, common price is possible to estimate retrospectively with the help of price regulations. At the very conclusion of the thesis, these coeficients were applied in different former district city in Vysočina Region, in concrete terms in Žďár nad Sázavou. In this way, possible use of these newly proposed coeficients was introduced in other former district cities as well which is, nevertheless, necessary to be verified in practice or subject to other research.
