Předmětem této diplomové práce je zhodnocení vlivu sociálně patologických jevů na cenu nemovitostí a návrh jejich řešení. Sociální prostředí může na trh s realitami působit negativně či pozitivně v závislosti na charakteru jeho proměn. Lokalitu charakterizují nejen fyzické, ale i společenské a ekonomické faktory. Součástí práce je zachycení a zhodnocení těchto souvislostí ve vybraném území města Brna, a to primárně v místním, okrajově i v časovém kontextu. Pozornost je věnována sociálně patologickým jevům spojeným s kriminalitou. The subject of this diploma thesis is a comparison of the influence of socially pathological phenomena on the price of a real estate and subsequent suggestion of solution of this problem. The social environment can have a negative or a positive effect on the real estate market, depending on the nature of its transformation. The location is characterized by physical, social and economic factors. One of the aims of this thesis is to capture and compare these impacts in a selected area of the city of Brno in local context. It focuses on socially pathological phenomena connected to crime and parameters that affect crime occurrence.
