Lokalita může mít vliv na cenu nemovitých věcí. Tato diplomová práce se zabývá oceněním rodinných domů ve městech a obcích a vlivy, které mají dopad na jejich cenu. Součástí práce je popis použitých metod ocenění, jejich postupy, použité zákony a vyhláška, popis realitního trhu v době zpracování diplomové práce a popis oceňovaných rodinných domů. Cílem je zjistit ceny pozemků, rodinných domů nákladovým a porovnávacím způsobem s vyhodnocením jednotkových cen v závislosti na lokalitě. Locality can affect the price of real property items. This diploma thesis focuses on pricing of family houses in cities, towns and villages and effects which have an impact on the price. Part of the paper deals with the description of the used pricing methods, their procedures, laws and the regulation, description of the real estate property market existing at the time the diploma thesis was written and the description of the priced family houses. The aim is to ascertain the price of land, family houses using the method of costs and comparison and evaluating the unit prices depending on locality.
