Tématem diplomové práce je zhodnocení připravovaného reálného developerského projektu s ohledem na provedenou strategickou analýzu. Ta obsahuje zhodnocení současného a očekávaného vývoje makroekonomické situace spolu s vývojem trhu nemovitostí v České republice a v Praze. Cílem této práce je poskytnout doporučení investorům projektu, zda zamýšlenou investici realizovat či od ní odstoupit. Teoretická část objasňuje čtenáři charakteristiku investičního rozhodování, definuje vstupní hodnoty pro metody hodnocení investičních projektů a současně provází čtenáře jednotlivými fázemi života hodnocené investice. V závěru teoretické části je popsána analýza rizika. V úvodu praktické části je představen vybraný developerský projekt, na něj navazuje provedená analýza jeho vnějšího a vnitřního potenciálu. Poté jsou určeny vstupní hodnoty pro jeho zhodnocení metodami uvedenými v teoretické části. Závěr patří analýze citlivosti a komplexnímu zhodnocení investičního projektu. The topic of the Master's Thesis is an evaluation of a real prepared development project considering strategic analysis. The strategic analysis contains an evaluation of current and expected macroeconomic situation including development of residential market in whole Czech Republic and Prague. The aim is to give a recommendation to investors whether to realize intended investment or not. The theoretical part clarifies specifics of investment decisions, defines entry parameters for investment evaluation and as well as introduces of particular stages of the evaluated investment project. In conclusion of theoretical part is described risk analysis. Introduction of the practical part is presentation of chosen development project. It is followed by analysis of its internal a external potential. After that comes the definition of entry values for evaluation of project by dynamic methods. The conclusion of the practical part includes sensitivity analysis and complex evaluation of investment project.
